About the US Home Value Calculator

A US home value estimate is most useful when it starts from nearby sold prices and then adjusts for the property sitting in front of you. Appraisers, listing agents, and buyers all do a version of that comparable-sales method, but the arithmetic is easy to bury in intuition. The US home value calculator turns the method into a repeatable planning number: average the comparable sale prices you enter, then apply explicit percentage adjustments for location quality, market heat, age, lot size, and bedroom and bathroom count. The formula is estimated value = comparable-sale average × (1 + adjustment). Location contributes 3 percentage points for each score point above or below 5 on a 1–10 scale. Market condition contributes 2 points per step from 5. Age reduces value by 0.3 percentage points per year, capped at 30 percent. Lot size adds 1 percentage point per acre, capped at 5 percent. Bedrooms add 0.5 percentage points each and bathrooms 0.75, together capped at 5 percent. Square footage is required so the estimate is tied to a specific house, but living area is assumed to be already reflected in the comparable prices you choose. If comps are much larger or smaller than the subject, pick better comps instead of stretching the adjustment. Use the US home value calculator before making an offer, reviewing an assessed value, planning a refinance, or checking whether a list price is in a plausible band. Run a conservative case with weaker comps and a lower market score, then an optimistic case. The spread is often more informative than a single point estimate. A 10-year-old house with a 0.25-acre lot, location 7, market 7, and one $350,000 comparable is not the same asset as a new house with three identical $300,000 comps and average scores. This is not an appraisal, AVM, or tax assessment. Local condition, renovations, school boundaries, flood zones, HOA rules, and sale concessions can move price more than the simple factors here. Does square footage change the estimated home value?
Living area is required so the estimate is about a specific house, but the percentage adjustments use beds, baths, age, lot, location, and market. Choose comps with similar square footage so size is already in the sale prices.
How many comparable sales should I enter?
Enter at least one closed sale; up to three prices are averaged. Three nearby, similar sales usually produce a more stable comparable average than a single outlier listing.
What do location and market scores of 5 mean?
A score of 5 is treated as average and adds no adjustment. Scores above 5 raise the estimate and scores below 5 lower it, which is why an average new house with average comps still shows a small bed-and-bath premium rather than a location premium.
Is the result an official appraisal?
No. The US home value calculator is a planning estimate from the comps and scores you enter. Lenders, tax assessors, and courts rely on licensed appraisals and local records, not this worksheet.
Why might a Zillow or agent estimate differ?
Automated values and broker opinions use different comps, time adjustments, and condition data. If the gap is large, inspect whether your comps actually match the subject’s size, condition, and neighborhood.
