About the Price Per Square Foot Calculator
Price per square foot is the usual way US listings, appraisals, and contractor bids compare properties of different sizes. The price per square foot calculator divides total price by area after converting the selected unit into square feet. You can enter area as square feet, square meters, square yards, or acres and still receive a dollars-per-square-foot result. A companion price per square meter is produced from the same converted area so you can quote either convention. Formula: price per square foot = total price ÷ (area × square-feet-per-unit); price per square meter = price per square foot × 10.7639. Conversion factors are 1 for square feet, 10.7639 for square meters, 9 for square yards, and 43,560 for acres. Those factors are applied before the division, so a 100 square-meter floor is treated as 1,076.39 square feet. Both price and area must be positive. The calculator does not subtract unfinished space, garages, or common areas unless you already excluded them from the area input. Area definitions matter as much as the arithmetic. Gross building area, net interior area, rentable area, and usable area can differ by 10 percent or more. Compare two homes only when both sources use the same measurement standard. Lot-acre quotes are land area, not livable floor area; mixing an acreage figure with a house price produces a land-price ratio, not a finished-space ratio. Taxes, closing costs, and furniture are usually excluded from the listing price you enter. Buyers use price per square foot to screen neighborhoods, and sellers use it to set an asking price against recent comps. Renovators use it to sanity-check contractor bids against the size of the job. It is a comparison aid, not an appraisal, tax assessment, or investment recommendation. A cheaper price per square foot can still be a worse purchase if condition, location, or remaining useful life differs. Re-run the calculation whenever the price or the measured area is updated.
