The calculator reports net effective rent, total lease cost, monthly savings relative to gross rent plus fees, and the separate security-deposit amount. It is helpful when comparing office, retail, warehouse, or residential lease proposals that advertise different free-rent periods or incentive packages. The total lease cost is calculated as gross monthly rent × lease months minus total concessions plus additional monthly fees × lease months. Net effective rent equals that total lease cost divided by the lease term. Monthly savings equal gross rent plus monthly fees minus net effective rent. The security deposit is displayed separately rather than deducted because a refundable deposit is ordinarily an upfront cash requirement, not an occupancy expense. A nonrefundable deposit or fee should be included in concessions or fees according to the lease terms. Concessions can include free-rent months, tenant-improvement allowances paid to the tenant, moving incentives, or other negotiated credits, but enter only the total amount that truly reduces the modeled rent cost. Additional fees may include CAM charges, parking, utilities, or service charges when they recur every month. The calculation assumes those fees stay constant throughout the term. It does not discount future payments, account for rent escalations, renewal options, tax treatment, broker commissions, or the time value of concession money.
