About rental commission

Letting agents and some property managers charge a commission on the monthly rent, a half-month or full-month finder’s fee, or a mix of both. A 10% fee on $2,000 rent is $200; a 5% tax on that commission is $10; the tenant or landlord then needs $210 before any admin extras. The rental commission calculator separates commission, tax, extras, and the rent left after the fee so a management proposal can be compared with a flat monthly charge. Commission = monthly rental × commission rate. Tax = commission × tax rate (blank tax is zero). Total fee = commission + tax + additional fees. Rent after fee = monthly rent − commission − additional fees. Tax is included in the total fee but is not subtracted again in rent after fee, because VAT or sales tax is usually an extra cost on the invoice rather than a reduction of rent received. If your contract deducts tax from rent as well, add it to additional fees or raise the rate. Landlords use the figures when a manager quotes 8% versus 10% plus a setup fee. Tenants in markets where the renter pays the agent can check a half-month (50%) or full-month (100%) letting fee. Enter 50 for a half-month commission on the monthly rent. Always match the rate to the base in the agreement: some fees are charged on annual rent, which this monthly form does not annualize automatically. Local law may cap tenant-paid fees or require the landlord to pay the agent. The estimate is not an invoice. VAT-inclusive quotes should be entered as a tax rate of zero if the commission rate already includes tax, otherwise the fee is double-counted. Use the signed management or letting agreement, and confirm who pays tax, before you appoint an agent or withhold rent to cover a disputed fee.

Is the commission charged every month?

Only if the contract says so. Management fees are often monthly; letting fees may be a one-time half-month or full-month charge entered as 50% or 100%.

Why is tax not subtracted in rent after fee?

Tax is treated as an extra invoice cost on the commission. Rent after fee subtracts commission and additional fees from monthly rent. Include tax there only if your contract deducts it from rent.

Can I model an annual letting fee?

Convert it to a percentage of monthly rent, or put the cash amount in additional fees. The calculator does not multiply monthly rent by 12 before applying the rate.

Who pays the fee?

That is a contract and local-law question. The figures show the fee size; they do not assign it to landlord or tenant.
